Energy Performance Certificate


An Energy Performance Certificate (EPC) rates the energy efficiency of a property on a scale from A (most efficient) to G (least efficient) and includes recommendations for enhancing energy efficiency.

EPCs are required by law when selling or renting a property and are valid for 10 years. They do not need to be updated if you make changes to your property, however if you are either a landlord wanting to rent out a property or a householder looking to sell, it may be to your advantage to get a new EPC after making energy efficiency improvements.

In addition, a valid EPC can unlock funding for energy efficiency improvements e.g. cavity wall or loft insulation with Connected For Warmth if your EPC rating is C or below (and your property is Council Tax bands A to D).

EPCs are carried out by Domestic energy assessors (DEAs) who carry out on-site surveys that involve inspections of meters, heating systems and construction & insulation (e.g. walls, windows, doors, floors, loft); they require measurements & photographic evidence to be gathered, take 45-60 minutes and cost from £60 for a 1 bedroom flat to around £80 for a 4 bedroom house.
